Posted by admin in 3 on 02 2nd, 2010I’m in high school, and have been looking at real estate developing for a career. I would like to go to college to learn about real estate. How can I learn (right now) the most I can about real estate and the developing process.
The classes you take can help you pass a real estate exam- but they will not help you be successful in real estate developing. I also don’t think there is a book or tv show or website that will teach that to you. You need to find a job with a developer that is successful and learn while you are working for them. That is the only good way I know.

But I was wondering what to do immediately after the training? What I mean is how do I get some of my FIRST clients? Do I start passing out business cards and things of that nature. Thanks.
Many successful realtors do not like doing open houses, nor do they have the time to do open houses. So a lot of those realtors are willing to split their commission 50/50 or 75/25 if you do their open houses for them. Generally the rule is that whomever shows up to the open house becomes your client. This is a great way to get started. You can ask your managing broker to put you on a list for when those realtors do ask the managing broker for names and numbers of realtors who are free to do open houses. Or you can do up a nice flyer stating that you’re new to the office and industry and that you would gladly do open houses and your contact information. Then stuff it into every realtor’s mailbox in your office.
Also, hand out your business cards like crazy. Give it to everyone you know, even people you don’t think can afford to buy/sell a home because they will surprise you! Give it to your hairdresser, give it to the employees in a restaurant you’re a regular at, give it to family and friends. Offer to give them extra for them to pass out to their family and friends. It’s all about having a strong social network.
How do real estate people seem to be so safe in showing homes to strangers?
Posted by admin in 3 on 01 7th, 2010You see so many pretty real estate women, but it’s rare to hear of crimes against them even though they walk strangers through homes alone. I’m going to guess that they get identification of people via their license, but is that enough or do they use other methods too? I kind of doubt that all of them are carrying guns.

There are so many web sites out there that offer information and guidance on home buying. However, many of them are American and as such, laws are different, the market place is different and often the advice given does not fit the real estate market. here is a site specializes in offering guidance and information based on local real estate regulations including all aspects of law that affect real estate from city laws to provincial laws to Canadian laws. Where can I work as real estate agent but also get training on loans?
Posted by admin in 3 on 12 29th, 2009I just passed my real estate exam. I don’t know where to apply as real estate sales agent and also get training on loans to be a better advocate for my clients. This will be my part-time career at this time since I am currently working full-time in the medical field. Any advice or ideas would be great.
You need to forget doing both, it is illegal in almost every state. Conflict of interest.
Since you are not going to be available during normal business hours, when 95% of the work is done you will need to apply everywhere to find someone to take you. Expect to have to pay monthly for the position as well.
You will be almost impossible to train, as you are not available when the banks are working (9-5), the title offices, the inspectors or appraisers.
I am not even sure how you would manage to close a loan not being available unless you are allowed to leave your other job at a moments notice.
How do you get your real estate License in California ?
Posted by admin in 3 on 12 26th, 2009I am 19 years old and want to earn my License to work as a real estate salesman. I bought a DVD course from Lumbleau Real Estate school. After I am done with all the material can I go take my test right away or do I have to take more courses? What are all the requirements ? A detailed answer would be much appreciated !! Thank you so much !
a; check out California’s department of real estate site to see if Lumbleau is an authorized
school to dispense RE info for licensees for taking the sales person test.
if it is not, you have to find one [school] that you like that is.
b; after you find that you have successfully an authorized school’s tests, and gotten
a diploma from them, you are authorized to sign up to take the state salesperson’s test.
c; i hope you have decided at this time whether you want to work as a buyer’s agent or
seller’s agent, and that you are smart never TO BE A dual agent, even though it is
legal to be one.
i hope you have found either a franchise or independent to hang your license with.
[they both also offer desk fees for 100% agents, or split fees with no desk charges.
if you go with an independent agency, it is likely, if you chose to go buyer's agency
only, the broker will not require you to join the absurd NAR.

Posted by admin in 3 on 12 24th, 2009.So im a senior in high school in Louisiana. I was wondering what courses exactly must I take in college to be successful in real estate. I want to major in business and marketing only to have something to fall back on if the market doesn’t pick up. Do i need to take financing or is business/marketing okay? I know i need to take real estate classes and everything but i need to know what college courses would help me more - business/ marketing or business/financing.?

Any of those classes would be helpful, but to become successful in real estate you need:
Expertise in all aspects of buying and selling homes (or commercial properties)
Hard work
Networking
Excellent customer service
The ability to live on an unpredictable income stream
continuing education about the marketplace, legal issues, government regulations.

First step is to submit a written application, if your application matches the criteria required you will then be invited to attend a series of interviews. If successful you will then be invited for a final interview with a Franchise Owner who may offer you a position.

You must be trustworthy because you will have keys to strangers’ houses. You must be upbeat in personality because there will be many disappointments. You must be punctual since people will be relying on you.
You will take people out looking at homes for sale. They will choose one and make an offer. You will write the offer. If it is accepted, you will hand them the keys in 30 days. They will tell all their friends about how nice you were. The friends will buy houses.
There is no state where sales are great. Stay where you are and get to work.
What business type should I start my real estate investment company as?
Posted by admin in 3 on 12 8th, 2009I need some good advice on whether I should start my California-based real estate investment company as a sole proprietorship, a partnership of some sort, or some kind of a corporation. The general purpose of this company is to purchase and rent out residential and commercial real estate. Any help would be greatly appreciated.
I’m in the same boat and looking to buy my first property as well.
I set it up as an LLC.
Sole Proprietor is generally a bad move in my opinion as it offers no protection of personal assets should something happen to that property.
